Dogs, Cats, and Other Pets That Make Great Renters
Some properties (but not all) are willing and able to rent to people with pets. Please see below for our general guidelines.
Cats:
- Must be a minimum of one year of age
- Must be spayed or neutered
- Must live indoors (no outdoor cats)
- Must be on year-round flea and tick protection
- Must have all the above requirements verified in writing by your cat’s veterinarian
No more than two cats per household, please.
Upon approval, there is a $75 non-refundable Pet Fee per cat AND an additional $10/month rent (so, for one cat, $75 one-time fee/$10 additional rent per month; two cats, $150 one-time fee/$20 additional rent per month).
All cat owners must sign a Pet Addendum that will be added as part of their lease.
Dogs:
- Might have to comply with size/weight restrictions at some locations; please ask for details
- Must be a minimum of one year of age
- Must be neutered
- Must live indoors, BUT must be on a non-retractable leash or leash/harness at all times when they are outdoors
- Must be on year-round flea and tick protection
- Must not be an aggressive breed OR mixed with an aggressive breed (see list below)
- Must have all of the above requirements verified in writing by your dog’s veterinarian
No more than two dogs per household, please. Size/weight restrictions may apply (two Great Danes will probably be too much canine in a tiny apartment, but two Chihuahuas could work).
Upon approval, there is a $100 non-refundable Pet Fee per dog AND an additional $20/month rent (so, for one dog, $100 one-time fee/$20 additional rent per month; two dogs, $200 one-time fee/$40 additional rent per month).
All dog owners must sign a Pet Addendum that will be added as part of their lease.
Aggressive Breed Dogs
Due to prohibitive restrictions with extreme consequences regarding insurance coverage, we are unable to rent to households with the following breeds of dog:
- Pit Bull, including all sub-types
- German Shepherd
- Chow Chow
- Akita
- Boxer
- Presa Canario
- Rottweiler
- Mastiff
- Huskie, all types
- Doberman Pinscher
- Malamute
- Wolf-hybrid, all types
Gender, age, disposition are not considered; dogs mixed with aggressive breeds are also prohibited.
Additional Pet Information
Current tenants who wish to add a new pet to their household must first get approval from our office to ensure the property allows pets and add the pet to their lease. Please contact us for more information.
Certain bird species – not all – are acceptable; please inquire. Small, quiet species are likely to be acceptable in buildings that permit birds.
Fish tanks may not exceed twenty gallons; one fish tank per household, where permitted.
We are not able to rent to ferrets, rabbits, rats, rodents of any type, lizards, farm animals, tarantulas, snakes, or any other type of exotic pet.
Brother Wolf Animal Shelter (Adoption Center, 31 Glendale Avenue, Asheville,828-505-3440, www.bwar.org) is an excellent resource for a new dog or cat! They take great care of them, you can adopt one that meets our age, breed, and weight requirements (if necessary), and give a good, little pet a good and loving home.
